Commercial RO on Rent in Delhi NCR: offices, cafés and PGs from ₹799

Sizing the plant: the only decision that really matters

Everything else about a commercial RO is negotiable. Capacity is not. A plant sized for the headcount you had when you moved in will run at full duty every working day, consume membranes at two or three times the expected rate, and fail during the lunch hour rather than overnight. Size on the people in the building, not the floor area.

The rule of thumb we use on site visits is three to four litres of drinking water per person per working day, then a margin for peak hours. An office of 50 is therefore around 175 litres a day, which a 25-50 LPH plant produces comfortably inside working hours. A restaurant is a different problem entirely. The draw is concentrated into two service windows, so the 50-100 LPH plant with a stainless steel buffer tank is the right answer even when the daily total looks modest.

Why offices stop buying plants

A 50-100 LPH commercial plant bought outright in Delhi NCR runs well over a lakh installed, and that is the beginning of the spending rather than the end. The plant then needs an annual maintenance contract, and commercial AMCs are priced on duty cycle, so they are not the ₹4,000 a domestic unit attracts.

• Capital approval, a purchase order, and a depreciating asset on the books for a machine nobody in the company wants to own.
• An annual AMC negotiated separately, which covers labour and usually not membranes.
• Membrane replacement on a commercial plant, quoted per membrane, at commercial rates.
• Downtime that is yours. When a bought plant fails on a Friday, the vendor's response time is a clause you argued over a year ago.

Renting collapses all four into one line item. ₹799 or ₹1,600 a month against a GST invoice is an operating expense. It clears without a capex approval at most companies, it is fully deductible, and the machine never appears on your asset register. When it breaks, it is our machine that is broken.

What a commercial rental includes

• The plant, wall or floor mounted, with the pre-filtration stage that keeps a commercial membrane alive on Delhi NCR's sediment-heavy supply.
• Installation and all plumbing, including the run to your dispensing point.
• A preventive maintenance visit every month, not every quarter. Commercial duty cycles consume pre-filters far faster than domestic ones, and a monthly visit is what stops that becoming a membrane failure.
• Every filter, every membrane, the pump and the tank.
• Same-day priority response on breakdowns.
• A GST invoice against the monthly rent.

The maintenance cadence is the part worth reading twice. A domestic machine on a quarterly cycle is fine. A café plant running eight hours a day is not a domestic machine, and a rental firm quoting quarterly visits for a commercial plant is either not maintaining it properly or intends to bill you for the extra visits.

Where the commercial demand actually is

Gurugram takes most of our commercial plants (Udyog Vihar, Cyber City, the Golf Course Road office belt and out to Manesar) and it also has the hardest water of any city we serve, at 1,000-2,000 TDS on groundwater. Those two facts are related: a plant on Gurugram groundwater works considerably harder than the same plant in Noida, and it is why the maintenance being ours rather than yours matters more there than anywhere else.

PGs, hostels and shared accommodation

A PG is a commercial site wearing a domestic disguise. Twenty tenants draw commercial volumes through a machine that was very likely bought as a household unit, which is why PG operators end up replacing membranes annually and arguing with tenants about water in between.

For a PG of up to about twenty rooms, one 25-50 LPH plant at ₹799 a month usually replaces two or three domestic units and costs less than maintaining them. For a smaller property, the ₹399 Basic plan per floor is often the cheaper arrangement. We will say which when we see the site.
